Yearlong lease to begin sometime between July 15-August 1.

Located close to incredible hikes, farm stands, swimming holes, apple picking and rail trails.

The house has 2 bedrooms, with an additional sleeping nook with a twin bed/office space with a desk, and 2 bathrooms that both have showers. There is one bedroom downstairs with a full bed and an ensuite bathroom with a washer/dryer. The primary bedroom upstairs has a queen mattress and beautiful sweeping views of the one acre yard, woods, and the mountains in the distance. The kitchen contains a dishwasher, gas stove. There is a patio and garden right outside the kitchen with fresh herbs to liven up your meals and a large garden with raised beds if you have a green thumb. The backyard is fenced from the road and private.

For the full upstate experience there is very limited cell phone service. There is strong wifi and calls/texts can be sent via internet-enabled calling on your phone. Plenty of wifi bandwidth to work from home and for video calls- I work from home frequently.

The house is located in a rural area in Kerhonkson on a country road, with the road in clear view of the house. It is very peaceful here and the back bedroom and dining room face onto the garden and woods.

No smoking. Pets considered on a case by case basis.

The Outdoors (10-25 minutes away): Ashokan Reservoir (paved and gravel trails); all the hikes at Mohonk Preserve and Minnewaska State Park and Vernooy Kill Falls (swimming hole 10 mins away!)

Cute small towns nearby include High Falls, Stone Ridge and Rosendale with restaurants, antique stores, and rail trail access.

I'm an urban planner who works in affordable housing and loves cities as much as nature. I've spent the last 6 years updating this house and building out the primarily native gardens.

The proximity to so many amazing outdoor adventures makes this place special- hiking, climbing, swimming in creeks, walking/biking on the rail trails, visiting farm stands and so much more. I love waking up and watching birds in the yard while having coffee on the patio, and then picking herbs to add to breakfast.
